The owners wanted the back wall gone without a post in the middle of the kitchen. We used a 460UB steel with a concealed flitch to keep the ceiling line flat, and designed a temporary propping sequence the builder could put up in a single morning. Council approved without an RFI.
A fabricator outgrew their shed and needed 8m clear internal height with a 5-tonne gantry. We designed the portals, crane runway beams and slab thickenings, and worked the wind bracing around three roller doors on the exposed western elevation. Erected in nine days.
Reactive clay and a leaking stormwater line had lifted the rear of a slab by 34mm. We instrumented the floor for six weeks before designing anything, then specified screw piles only where the movement was live. Half the underpinning the original report called for.
No surprises, and no invoice you have not already seen the number for.
Sketches, a survey, an architect’s set or three photos on your phone — all fine. We will tell you what is missing.
Scope, exclusions, deliverables and a date. If we cannot fix the fee we say why and quote a capped rate.
We attend, measure, and open up enough to be sure what is holding the building up before we draw anything.
Drawings, computations and the RPEV certificate, issued as a single signed PDF set.
We answer the building surveyor’s questions directly. RFI responses are included, not extra.
